December 10 BOD Meeting

Somersett UnitedThe Somersett Owners Association Board of Directors (BOD) will be holding their open Board meeting on Wednesday, December 10th at 5:30 PM in the Canyon View Room at The Club at Town Center.  For those interested in attending, the meeting agenda may be accessed via the following link:

This will be the first meeting of the newly installed BOD.  Items of particular interest include the following:

  • Election of BOD officers
  • Review of Current SOA Litigation
  • Sierra Canyon Common Area Maintenance Amendment
  • Review and Approval of SGCC Vote Agreement Extension

Homeowners are encouraged to attend and provide any comments you may have on agenda topics or other issues of concern.

    • A little confused by your comments…. The court proceeding you and your friends filed (that ultimately will cost the SOA real $ in legal fees) stated clearly that the vote could be extended. If you are confused I suggest you take this up with the other 5 members of your faction. Happy Holidays!!!

    • Extending the voting period is expressly allowed under NRS116 for CCR amendments. Getting 50% +1 is tough in an apathetic community for either side, so extending the vote until EITHER side wins shouldn’t be controversial. That’s why the general quorum is set at 20% of the ownership – 10% + 1 can make a difference.

        A 20% quorum is OK for mundane measures. However, I would hope you do not think a 20% quorum rule is OK for CC&R amendments or multi-million dollar purchases of real estate to add to the associations common area. Especially those that encumber association members via a security interest. If so, then I suggest you familiarize yourself with NRS statutes. Although voting deadline extensions are indeed a common practice, where in NRS116 is extending of voting periods expressly allowed as you state? My belief is that NRS116 is silent on this issue.
